I was recently asked to speak as a real estate expert on a Zoom panel. They asked me what one should look for in a buyer's agent as well as a seller's agent. When choosing a buyer's agent, you want an agent who has your best interests at heart. Sometimes that means pointing out to a buyer why a house has good resale value, or why it does not. You have to be able to trust your agent! For most people, buying a home is the biggest investment in their portfolios, and it can be em...otional. I always want my buyers to feel that they have invested wisely, and at a fair-market-value price. I always provide comps, and the most important comps are what has sold, not what is currently on the market. You want a buyer's agent who is sending you listings before you find them on your own on Zillow! As a seller's agent, pricing and marketing are the most important discussion points. We see so many homes where the seller went with an agent who gave them the highest price, but now their house sits on the market. Stale. The correct market value will bring a seller active bidding. Also, it's important to interview an agent and ask them what they can do for you differently than another agent? Ask for a marketing schedule. Nowadays, internet marketing is just as important as print. Is your broker having professional photos, floor plans, and videos taken of your home? Will these photos and videos be advertised on Instagram and Facebook? If an agent has over 10 listings, can that broker give their full attention to your home? It is important to ask a top agent if they have a team? Will they be able to show your home when a client wants to see it? It's disappointing to be told by a seller's agent that they are too busy and can't show a house. I hope this information is as helpful to you as it was for those participating in the Zoom panel!
