Investing and Buying Large Cheap Houses You may think that cheap and large houses would be music to your... ears, and I have seen so many beginning flippers make this mistake. I once bought a 2,800 square foot house for only $12,000. Our typical renovation takes two to three months, but this project took seven months and was the house from hell. We could have done three 1,200-square foot houses in the same amount of time, had a lot more fun, made a bigger difference, and had made a lot more money, too. My all-time favorite houses to renovate and flip are 950- to 1,200-square foot ranches. They are easy to work on because they are all on one floor. The work goes quicklyfor some reason they seem to be in really good shape when we find them. They sell for high retail and quickly. "Are you that girl?" Why I love estate! People call me out of the blew and ask me are you that girl. I love these calls as I know that this person is calling... me because something is going on in their lives that has something to do with a property. When someone calls me who has lost a loved one I know that they are in a delicate situation. Many times they don’t live in the area, the house is full of belongings that they don’t want, they don’t want to unload the house, sometimes the house had deferred maintenance because the loved one wasn’t well enough to keep up with the house. It makes me happy to help them out, take this burden off of their shoulders and bring these homes back to life. These aren’t usually the fasted deals to happen but well worth the wait. My most recent fixer-upper was in a living will where 3 siblings and other family members took over 3 years to emotionally detach from this family home. OMG! I despise drop ceilings!! The 1st floor of this house was covered with them :( It also had my least favorite flooring, laminate, and needed my least ...favorite part of renovations, drywalling. It is messy and seems to take forever! It does give a house a brand new look. We mostly use drywall and go over the existing walls and ceilings. Between the material and labor, the cost is about $400 per room. Despite a lot of dislikes, in the end, my team and I were able to transform this house into a beautiful home!

Digging For Treasures It's hard to believe that this ugly crappy looking room has turned out like this. Who would have known that an amazing lofted ceiling w...ith cool aged beams would be hidden under a drop ceiling with 3 more layers of ceiling. Final photos will be coming in the next week.
