Following up on my last post... It's not just the luxury market that is coming back. Manhattan saw a surge in buying in January overall! "New York City’s costliest borough -- ignored by buyers for much of last year while sales surged in Brooklyn and the suburbs -- saw purchase contracts for co-ops and condos double in January from the same month in 2020, appraiser Miller Samuel Inc." The luxury market is coming back. We are seeing very good deal flow and I think a couple of factors are in play all of which have lead to buyers and sellers reaching a meeting of the minds. Buyers have realized the discounts that they thought they were going to get coming out of lockdown (up to 50% off) are not real but there is a dip and they are taking advantage of that rare dip you get in NYC real estate. Sellers have also realized they need to be more flexible to move their properties, so we are seeing discounts in pricing or incentives on new Development. Luxury market continues to show signs of recovery. Twenty-seven contracts were signed last week for luxury condos or townhouses over $4 million. Buyers and sellers are getting onto the same page. Sellers have had to discount pricing and buyers are realizing that what they originally thought would happen discounts universally of over 30% is not taking shape. I say it all the time... BK is like the first suburb only in that it is the next step for Manhattanites to move... Smaller scale buildings, more space and open spaces. Now BK new dev is outpacing Manhattan's. The market has been strong even during these times. Happy to say I represented one of the buyers in the New Dev they mention here at 21 Powers (pictured) and because of my team closing out our new dev project in Manhattan at 3 East 3rd we kept the gap between BK and Manhattan a bit tighter... BTW we are one of very few teams to close out sales in NYC since the shutdown (little pat on my own back).
