Heritage Architecture, LLC 06.12.2020

On September 14th 2018, we celebrated at the groundbreaking ceremony for Harry T. Nance Apartments, a new affordable housing project with 67 apartments for low-income residents, including formerly homeless veterans and their families. The new development will also create a new home for the True Holy Church. Construction commences in Fall 2018 and the building is scheduled to be completed in Fall 2020.

NESEA PRO TOUR OF RESILIENT PASSIVE MID-RISE!!!! We attended the NESEA Pro Tour of a 101-unit resilient mid-rise located in Far Rockaway, NY on May 4th, 2018 that was built to Passive House standards. We were able to see the resiliency features which included the onsite bioswale for storm water retention, raised habitable space and utilities above flood plain, flood vents and flood barriers, CoGen / PV that provides emergency power with natural light, and more. It is always a good opportunity to see a completed Passive House building. Our very own Passive House development, Atlantic East Apartments, is breaking ground in Brooklyn! We encourage everyone in the firm to continue with professional development and going on tours is one of the many ways we do just that.

Reveal For 1480 New York Avenue, East Flatbush, Brooklyn Building applications have been filed for a new development at 1480 New York Avenue, in East Flatbush, Brooklyn, and today YIMBY can reveal what the project will look like, with plans designed by Summer Alhamash of Heritage Architecture. The seven-story structure will contain a mix of community facility and residential space. Plans at the DOB show the total area will measure 65,025 square feet, including 7,800 square fe...et of community facility space, and 39,971 square feet of residential space. The latter will be divided between 89 units, for an average size of 450 square feet. The building will be used as a senior residence, and the community facility component will provide services for those living in the apartments up above. Despite the constraints of the location and occupancy, the plans for the structure are quite attractive, employing a restrained pallet of neutral colors for the facade. The base of the building will feature large floor-to-ceiling glass windows, opening the project to the street, and its envelope will also conform to the sidewalk, enhancing the neighborhood street-wall. The rendering also shows greenery cascading down portions of the exterior, though whether that is realized remains to be seen. See more

A PASSIVE HOUSE DEVELOPMENT IS BREAKING GROUND IN BROOKLYN! Atlantic East Apartments, our new affordable development has been designed to meet passive house standards with special attention to energy conservation, and regional materials. The 10-story mixed use building. Located in an urban setting on Atlantic Avenue in Brooklyn, the development will add 67 units of affordable housing and a community facility. The units will enjoy a comfortable indoor environment by utilizing... energy recovery system for air conditioning and heating system that will be airy at 70 to 73 degrees on the coldest day of winter and the hottest day of the summer, but still use only a fraction of the energy consumed by a typical apartment. To meet certification requirements, a project must meet three benchmarks. The first is a certain level of air tightness, as measured by a blower door test and the other two are measures for energy use. Nearly 30,000 certified passive house units have successfully been built in Europe, but in the US less than 1000 units have been certified. See more
