When closing on a house there are four parts of closing expenses: 1) Down payment 2) Closing Costs 3) Prepaids ( to start up your escrow account for taxes and ...homeowners insurance) 4)Prorations (taxes due back to the seller for taxes they have already paid for the year) When the bank says they are waiving closing costs, you will still be responsible to cover the other 3 items. This is why it becomes important to contact your loan officer and have them run a cash to close worksheet before putting in an offer. This way you have accurate numbers before entering a contract.
