2020 was a year that most of will never forget and will be written about in history books for our children to read. Despite many of the negative things that came along with the year including a global pandemic, shutdowns, election divisions and being apart from our family and friends, we have been resilient and adapted. Many of us still yearn for a resemblance of normalcy and the social interaction that we are accustomed to. In March of 2020 there was much uncertainty as to w...here the housing market was headed but once the lockdowns were over, we saw a huge spike in demand due to your home being more important than ever. Your home was no longer a transitional space it was now the center of our lives. We now use our homes to not only sleep but also to work, work-out, play and entertain. With more people than ever able to work from home people are no longer tied to living within proximity to their workplaces they have ventured off further to find more affordable and larger spaces. With rates at record lows, and frankly levels I never thought we would ever see, this further spurred demand. With this demand there were many 12-16-hour days for all of us as the days seemed to blend together since we never left the computer screens in our home offices. Despit the challenges I am extremely proud of my team for what we were able to accomplish together. Last year we had the opportunity to assist 334 families and fund over $133,000,000 in volume for a year over year increase of 50%. I can not express enough how grateful I am to my past clients and my loyal referral partners who trust me to take them to the finish line and get things done even when there are many obstacles in the way. With a multitude of guideline changes throughout the year and big obstacles for self-employed borrowers, we not only closed a record number of transactions, but we saved countless transactions that other lenders could not complete and fulfill their promises. I have always believed that you don’t make your legacy and reputation when things are easy, but rather when they are the most difficult. So again, a huge THANK YOU to all of my amazing past clients and referral partners as I am here to serve you and to help make your goals and dreams of homeownership a reality. Guideline for Qualifying for a Purchase or Refinance After Forbearance: Once any borrower finishes forbearance they must make 3 on time payments to be eligible for a new mortgage whether it is a purchase or refinance transaction. If in the case a borrower in forbearance continued to make their payments or upon exiting forbearance was able to pay back all of the monies missed they would be immediately eligible for a new mortgage and not need to make the 3 months of on time payments.
