CAW------Even the small ones... When I saw this email come in from someone I knew of- on my music email lists I jumped into my ABC mentality. His email was super crazy and detailed and has been put through the ringer while looking to buy a place at the beginning of Covid in Long Island, NY....If you read his details any broker would run the other direction as not only were they unrealistic he was not willing to commit to sign a buyers exclusive agreement....SO we talked for ...over an hour and I got through to him that you will never get everything you want with your budget which isn't bad unless you build and you can't as you are on a strict timeline. And then we went through all the things he needs to look for in an agent and that his family and friends are in real estate, blah, blah, blah....All good stuff and I said let me introduce you to one of my top agents who has a full team behind him and yeah he looks at the MLS but also thinks out of the box like me and I know all the investors as well so can see what is coming to market soon in these towns you want to be in.....Booom. He wanted to buy up some multi family with a group of investors, etc and I laughed at him. He was asking me as I have a house up in the Hudson Valley......Wonder how he is doing!!!!

OUR COMPETITORS-------SMH I have posted numerous articles about these companies and I think they can hurt some of us in certain markets in the long run but who knows...Some of them are bringing there companies public which in my opinion makes absolutely no sense at all..They need to scale beyond no return to make a dollar as their margins are so slim and their expenses are too high....I just don't understand why and who would invest in a short term disaster. CAW-BOOM-We do it ALL..... ________________________________________________________ Saw a post in my music groups about help with purchasing a home, etc and I knew the guy through passing over the years. Descriptions like this were in the email North Shore... Nassau specialists that get sh-t done Used car-esque All talk agents of no interest Need REAL local market expertise Pulse on current supply/demand trends and a natural hustler. Have a few agent relationships in motion but the job will require more than just dumping an MLS search at someone and speed in this case, will be important. What I really need are people that understand the market given this uncertainty and can be solid advisors while we explore this decision in the next 30-90 days. Our list of about 75 houses has drilled down to under 40 or so now, so we are starting to refine and get smarter with our criteria which is nice. So from the initial conversation on email and phone not only did him and his family have experience in commercial real estate but he made it clear that resi Brokers/agents are a clueless and has not had one good experience so far and he can do the same thing looking at the MLS and sending himself listings True but there is maybe about 5% of agents that goes to another level. He is def. one of those buyers who wants what he wants for his family and knows it's not out there and guess who convinced him to talk to my top broker and his team and to at least listen to what they have to say......Uhmmmmm..... A friend from the industry Patrick Precourt sent this email to his list this past weekend. Tons of value from a conversation he had with a retired Captain from ...the NAVEY SEALS . Def worth the read. Enjoy Howdy!! Its not often you get a chance to have an open candid conversation with a 30 year Vet, retired Captain from the Navy Seals. I had exactly that opportunity and below are my notes from our conversation. Its a short 3 min read but if you're in a hurry, skip to the last one. IT'S A GAME CHANGER!! On Failure It happens, even to the best, but that does not give us an excuse to stay down. True FAILURE comes upon QUITTING, GIVING UP! And that kind of FAILURE is not an option. We will get knocked down, beat up, bloodied up. Thats life. Get your ass back up on your feet and FIGHT!!! On Fear Fearless is Bullshit. Fear is part of the unknown. It's part of growing . It is part of truly living life. If you dont exierencince fear, you're likely not doing much to impact this world. Reframe fear as FUEL and it almost becomes an addiction!! On confidence Confidence is a required prerequisite for reliable execution and for leadership. Confidence can not be gifted to you, or borrowed or faked, it must be earned. You have no right to complain about a lack of confidence- you just have not done the work yet. You must put in the time, get the results, establish the beliefs and develop the confidence. No shortcuts here. Do the work. A lack of confidence is a threat to the mission. On Emotions Emotions can be our greatest threat in decision making and leadership. A GREAT leader's job is to use emotions to fuel their leadership but not to let their emotions lead. Emotional Intelligence is a skill like any other and therefore needs to be trained, practiced, applied and mastered. To act out of emotion, like anger or fear, is a failure. On Chaos Chaos happens. We can't control that. Being highly skilled in your ability to tactically execute in a time of chaos is where great leaders excel. Don't fear chaos, except it for what it is, uncontrollable and be on the lookout for the opportunity. BY default, chaos creates opportunity for those who have a presence and awareness around them enough to recognise the difference between an opportunity and a threat. Our greatest strides are often made during this time. On leadership 5 keys characteristics of successful leadership 1. Integrity- doing what is right, at the right time. (not just when its convenient) 2. Courage- not fearless, but acting in the face of fear. To fear is human. To act anyways is heroic! 3. Humility- maintaining confidence in what you know is right while always remaining eager to LISTEN to others, with an open mind and the willingness to grow when the opportunity presents itself 4. Wisdom- a balance of IQ and EQ and the experience to mesh them together. 5. Confidence- The earned results that embodied your beliefs that only come from having done that On communication Your communications must always be: 1. Crystal Clear- no ambiguity 2. Convicted- 100% all in 3. Consistent- do not waiver 4. Compelling- get their attention 5. Confirmed- A missed message is as good as NO message. Communication is complete when receipt (of the message) has been confirmed. On Mental Toughness Mental toughness is the differentiator. Its not your physical toughness, it's not your IQ, its not your background, your upbringing, your connections, your athleticism, your bank account.no, it is none of that. The ONE COMMON DENOMINATOR that separates the 20% that get through BUDS, HELL WEEK, from the 80% who don't , is MENTAL TOUGHNESS. And in contrast to what many people think, mental toughness is like a muscle that can be trained, strengthened, enhanced, and made stronger. Those who choose not to train this muscle are the ones who fall behind, who fail to execute, who cower to the fear, who make the excuses, who grow stale, who wallow in mediocrity. These are the ones who ALWAYS QUIT! EVERYONE, you, me, EVERYONE can massively increase their mental toughness, if they are willing to do the work. The Seal training programs are uniquely qualified to expand out mental toughness at an exponential pace. But just like a muscle, no pain, no gain. And sadly, this is precisely why most WILL NOT DO IT. Each time I read back through these, it awakenings and ignites a part of me that simply is not willing to accept mediocrity. CAW-Fantastic Friday's........ So Closing on this bad boy today for 645k...yeah---not renovated but ok to move in!!!! We are not buying it but was a referral to the BEST Real Estate Agent/Broker in all of the Boroughs of NY... Seller called us with another property they inherited in the neighborhood 6 months ago but were asking over retail and as I was doing my due diligence I noticed this other property they had on and off the market they owned and lived in that again was overpriced by 30%. So I turned my gears to this house as why waste my time when they were not sellers on the other property....And Boom we got this other one listed they were not even calling about...Signed, Listed and in contract in 3 weeks... BOOM again....Happy Friday...I can eat next week..Wohooo.
