What's Energy Audit and Retro-Commissioning? An Energy Audit is a survey and analysis of energy use in a building with the purpose of identifying opportunities to reduce the amount of energy consumed without negatively affecting the operations. Retro-commissioning is the process of ensuring that the energy systems in an existing building are installed as per the design intentions, functionally tested, and capable of being operated and maintained, according to the owner’s operational needs. This 37 acres campus is combined with offices, laboratories, theaters, concert halls, gyms, libraries, central high-pressure steam plant and many air handlers. The retro-commissioning work last for 8 months. As a result, 399 improvement measures were developed, with a total saving of $201,500 per year and 20% energy reduce. The compliance deadline year is determined by the last digit of the building’s tax block number. If the block number ends in ‘3’ that indicates the report is due in 2013, similarly a number ending in ‘4’ would indicate 2014, and so on. After filing the initial report on the designated due date, Local Law 87 NYC requires that the building files an energy efficiency report every 10 years. . . . .... #blowerdoortest #blowerdoortesting #blowerdoor #airsealing #locallaw87 #locallaw84 #energyaudit #energyengineering #retrocommissioning #commissioning #energybenchmarking #leedcommissioning #engineering #newconstruction #nycengineer
FOR COMMERCIAL BUILDINGS LARGER THAN 25,000 SQ.FT For new commercial buildings 25,000 to 49,999 sf in the conditioned space floor area, and 75 ft or less in height, mandatory air leakage testing must be specified to ensure the air leakage rate does not exceed 0.4 cfm/ft2 of envelope area at 75 Pascals. A detailed testing plan has to be created, and a proper testing methodology has to be selected, approved and implemented by qualified individual . . .... . #blowerdoortest #blowerdoortesting #blowerdoor #airsealing #locallaw87 #locallaw84 #energyaudit #energyengineering #retrocommissioning #commissioning #energybenchmarking #leedcommissioning #engineering #newconstruction #nycengineer

FOR RESIDENTIAL BUILDINGS For single family houses, a mandatory air leakage testing must be specified to ensure the air leakage rate does not exceed 3 air changes per hour (3 ACH) at 50 Pascals. For buildings that have 2 to 7 dwelling units within the building envelope, and with 8 or more dwelling units within the building envelope, drawings may identify alternate testing procedures of sample testing unit verification methods as specified in the code. . .... . #blowerdoortest #blowerdoortesting #blowerdoor #airsealing #locallaw87 #locallaw84 #energyaudit #energyengineering #retrocommissioning #commissioning #energybenchmarking #leedcommissioning #engineering #newconstruction #nycengineer
As part of New York City’s Greener, Greater Buildings Plan, Local Law 87 requires buildings greater than 50,000 square feet to undergo energy audit and retro-commissioning every 10 years starting in 2013. Failure to submit an EER is a Major (Class 2) violation which may result in a penalty of $3000 in the first year and $5000 for each additional year until the EER is submitted to the department. The Department of Buildings will not accept any outstanding EER submission if outstanding penalties are not paid in full. #blowerdoortest #blowerdoortesting #blowerdoor #airsealing #locallaw87 #locallaw84 #energyaudit #energyengineering #retrocommissioning #commissioning #energybenchmarking #leedcommissioning #engineering #newconstruction #nycengineer
