We are about 4 weeks into this project.

What it was like at closing 1st of the momth

The house just closed on last Friday. Paying off my private investors and we are looking for a new one to do. But today we a dealing with a snow storm that has dropped at least 12" and promising to drop another 7-8" before stopping early tomorrow AM. The road aren't being plowed at the moment.

Starting to improve the three season room. also need to make a dump run.

This is the present look of the house. The regraded front and back lawns are starting to grow. The walk to the front door is completed. Siding is done on all areas but the three season room. Trim along the floor is installed and awaiting filling of nail holes and touch-up. The tile backsplash inthe kitchen is completed. And a new overhead garage door has been installed. I started work on the three season room --installing 10 new windows and a sliding door.I need to trim out ing inside and outside of the windowsand door so the painters can start that room.

hardwoods have been sanded and stained. Can't walk on them for at east two more days. Meanwhile working on the siding outside. Inside is looking great.

This is the kitchen wating for the hard woods next week. We will be still painting doors for the interior as well as getting the electric service up dated. After that the siding will be renewed(new vinyl ).

The kitchen has all the cabinets hung but is waiting for the countertops. The interior trim around the windows and doors is being painted at this time. The basement has been sheet rocked and ceiling and walls painted. Laundry room in basement has walls painted. We are pushing to have the up stairs ready for the hardwood floor man by 7/11. Outside we still need to do the siding and the landscaping ie: the lawn smoothed and seeded and plantings in the front. The back yard has been cleared of many years of debris (21 lawn bags and more to go). We are trying not to let our vacations to the Pond get too much in the way of the work a the house.

We are progressing. We now have the sheet rock installed and finished on the main floor as well as the basement. We have textured the ceiling and have them all painted white. Margit is starting the wall color and has the bathroom and two bedrooms primed and color painted. A new door into the house from the garage and a person door into the garage from the outside have been installed. There are 5 new basement vinyl windows.

We took a week off to go to the St Bernards Crawfish Festival in New Orleans. Rocker is working on hanging the wall board in side and the roofer got snowed off last weekend. The outside looks the same. Next week we should be able to texture the ceilings in the kitchen and bath and start the paint in those rooms. Talked to my tree guy about removal of 4 trees in the front and shaping the trees in the back along with brush removal-- will start when the ground dries out to be able to put his truck on the lawns. When spring finally happens we should really get moving. I am helping with a volunteer build of two tiny homes for vets in the Syracuse area this week Wednesday through Friday

We are presently waiting to close on a new rehab house. It needs a lot of work. It is presently without heat and electricity.

We are still waiting on the closing of the Sutton Dr. house. The buyers bank is holding up the process. Now the closing is scheduled for 12/16/2015. As usual We are looking for the next house to renovate.

Sutton Dr. has been sold. We received two offers after two days on the market. We got more than listing price.Feels great. Time to start looking again.

Bathroom is ready. Just a little trim to add and rehang the doors and we are ready to stage and sell.

Barclay has finally closed as of July 1, 2015. We are waiting to purchase (close) on our next house on Sutton Dr hope fully with the next 2 weeks.

Feb 15 progress update

Some of the progress for the past two weeks

We spent the whole month of November on a volunteer build for Operation Northern Comfort in Hastings NY. The couple had been burned out of the home just before Christmas last year. ONC provided both labor and money for materials to build them a new home that they were able to move into just after Thanksgiving this year. I served as general contractor for the project.

We will be back on MLS next week. /tehe house looks a bit different than it did in Augest.

We are closing on a house to rehab this week. Hope to have it back on the market by the 1st of September. I will post a picture on facebook and the PMB Ventures web site as soom as we own it.

Just signed a contract on a house to rehab. A nice 1300 sf raised ranch in Clay near Soule Rd. Plan to have it back on the market in July. Pictures will follow.
